Much of Seguin sits on deep, dark clay soils typical of the prairie side of the region, which swell after rain and crack open in drought. That makes slab foundation repair a common request in newer subdivisions. Older raised houses near the historic center more often need sill and pad work.

02What to watch for

Sticking doors after a wet spring, gaps at the top of interior walls during summer, and brick cracks under windows. Water along the Guadalupe River and its creeks adds flooding concerns on some lots.
